Are you looking for the next step in your sales and marketing career?

We have the opportunity for a Senior Sales and Marketing Officer to manage a team of sales and marketing officers and an administrator, to be able to engage and influence people and are motivated by working to demanding goals and targets.

We are happy to offer hybrid working with this role; You will be required to be in the office for around 2/3 days per week with the rest being from home, however please bear in mind we may need you to be in the office more within your probation and training. It's important to us that you feel fully ready and confident in the role before working from home. Of course if you'd prefer to be in the office more, then that is completely fine with us too!

Your responsibilities...

  • Ensure sales targets and financial targets for new build sales, staircasings and resales are achieved and continuously monitor performance against targets and the approved budget
  • Provide expert advice internally and externally on all aspects of sales including the process, leading in the day to day activity within the business
  • Ensure that all procedures and transactions are adhered to, including legal documentation and accuracy of customer information
  • Manage a portfolio of new build sales, to contribute to the design of promotional material for the marketing of all new schemes; ensuring information is accurate, relevant and up to date: managing the design company or internal graphic designer and budget. To decide location of show apartment and arrange furniture including best value for money exercise. To manage and be responsible for maintaining the presentation of any show apartments, sales reception area, plot units and site signage
  • Progress the new build shared ownership programme, managing transactions to achieve set sales targets. Take responsibility for viewings sales leads, progress sales diligently ensuring customers fully aware of the journey ahead to agreed timescales
  • Attend relevant site meetings with developers, both PA developments and S106 sites to ensure relevant marketing information or legal requirements are provided by the developers/Project Managers for the plot sales
  • Identify housing trends and housing legislation, make suitable recommendations for marketing, including contingency strategies on hard to sell units
  • Provide a customer focused service ensuring availability on weekends and evenings to view properties
  • Develop and maintain effective professional service with internal departments and external suppliers including but not limited too Homeownership Team, Finance Team, surveyors, solicitors, IFAs and HomeBuy Agents. Taking excellent care of purchasers and vendors, tenants and leaseholders, ensuring a good level of communication throughout each transaction
  • Ensure defects or faults in new build properties are recorded and monitored for completeness with the defects & Aftercare Coordinator, Project Manager or Leaseholder
  • Monitor and report any housing management issues with the neighbourhood team or homeownership teams
  • Manage and report on all aspects of SO and LSOP property resales and staircasing in accordance to procedure and relevant timescales
  • Set up new tenancies on the Housing management system for first tranche sales and to close down tenancies following resale completions and create new tenancies for incoming leaseholders
  • Produce accurate statistical reports on sales progress together with achievable forecasts against Key Performance Indicators

Our ideal candidate...

  • Proven experience in public sector and minimum of 2 years sales and marketing experience including NBHB, IMR/MR, staircasing and resales
  • Working knowledge of and proven experience ensuring compliance with Data Protection laws and the Consumer Code
  • An understanding of the affordable housing sector, Local Authority and HCA requirements in line with the Capital Funding Guide
  • Knowledge of the conveyancing process and the legal aspects associated with property sales
  • Previous experience of working within a housing association with at least 5 years’ experience of selling of shared ownership homes
